...KACS FACTS... (a newsletter) Fall '96
Projects.... This year has been very active with many small to medium sized jobs. This Spring we wrapped up the remodel of Cascades Lodge with the completion of the kitchen upgrade phase. At the Dwyer residence, we built a 22' x 10' sunroom addition taking advantage of lovely River Road views. We renovated a breezeway area at the Stahl residence into an office & mudroom. Two bathrooms at Whiffletree condos were completely remodeled this year. Several roofs were replaced this season including a wood roof utilizing innovative products to increase longevity. Community service projects included structural repairs at the Sherburne Memorial Library and improvements to the Church of Our Saviour near the Skyeship. Whew! Current projects include a major remodel at the Merrill house and a remodel project at the Brooknoll property.
Vinyl Replacement Windows...
KACS, Inc. has become the primary installer of Custom Built premium vinyl windows. Over 120 windows have been installed since April. The purchase of an aluminum bending machine called a 'brake' enables us to clad the exterior woodwork of existing windows for a more maintenance free system. This type of window makes sense in an older home with single pane windows or air leaky sash.
Killington... Big Changes at Killington! The LBO acquisition of the big K and other S.K.I resorts went through this Spring forming the American skiing Company. Major changes happening so far have been the shake up of management, an attitude adjustment policy shift toward a more family oriented mountain, a new large family center lodge being built at Ramshead, a new ski tunnel under the road
between Ramshead & Snowshed, more lifts, elimination of some cross trails, and on & on. Everyone is anticipating a great snow season.
Costs... Property management rates have not increased since this program began in Fall '94. Labor rates have stayed where they were since the last increase in June '95. Time for a jump? I don't think so. People's perception of value vs. cost forces me to hold the line on costs. While other prices around us continue to spiral upwards (including taxes), I figure I can still give quality service without increasing costs by becoming more efficient. At least for now. So to all my loyal customers, Good News! No rate increase this year. Wahoo!
True Blue... What else ? A new work truck! Actually it is a '94 that looks almost identical to my old truck. The truck is a symbol of KACS, Inc. commitment to reliability and consistency of service. It also just happened that the one I wanted on the dealer lot was blue.
